Nearly an entire block of downtown Albion is in the process of being reimagined, with new homes, new storefronts, and new reasons to spend time in the heart of our city.

The Albion Redevelopment Corporation (ARC), together with development partner Opportunity Zone B Phase I, LLC, is leading the Big Albion Plan, a $11.3 million project that will redevelop nine downtown properties in Albion’s National Register historic commercial district into vibrant mixed-use spaces. The project has earned approval from the Michigan Strategic Fund, with support from Governor Gretchen Whitmer and the Michigan Economic Development Corporation (MEDC).

The restoration project restores a surviving 1860s commercial streetscape, with Italiante buildings that range from 158-161 years old.

What’s Coming Downtown

When complete, the Big Albion Plan will deliver 21 new residential units and more than 10,000 square feet of commercial space for small businesses. That means more places to live within walking distance of shops and restaurants, more opportunities for local entrepreneurs to open their doors, and a busier, more welcoming downtown for everyone.

By the Numbers

  • $9.4 million in total capital investment
  • 9 properties redeveloped
  • 20 new residential units
  • 10,000+ square feet of commercial space
  • 8 new full-time jobs
  • $1.5 million Michigan Community Revitalization Program (MCRP) performance-based grant
  • $2.38 million MCRP performance-based loan

Why Now

Albion is positioned for growth. With Ford Motor Co.’s BlueOval Battery Park Michigan opening in nearby Marshall, the region is attracting new workers, families, and businesses. The Big Albion Plan helps make sure Albion is ready, offering quality housing and a thriving downtown that gives people a reason to choose Albion as home.

“Our goal is to build an economy of the future and compete with everyone to bring advanced manufacturing home to Michigan,” said Gov. Whitmer when the approval was announced. “Let’s keep working together to invest in every region of the state, create good-paying jobs and build thriving towns offering strong opportunities for families and businesses.”

A Downtown for Everyone

This project is about more than buildings. It’s about creating inclusive, inviting spaces where longtime residents, newcomers, students, and visitors all feel at home.

Built on Partnership

The Big Albion Plan reflects years of commitment from people who believe in Albion’s future. ARC is grateful to developer Sam Shaheen, whose vision and persistence have driven this 10-year effort, and to Jeffrey C. Petherick for his contributions to the project. We’re also proud to partner with Albion College, the city’s largest employer, which shares our goal of a stronger, more connected community and will help create internship and apprenticeship opportunities with downtown businesses.
